BoardHub, Boarding House Management System
A complete PHP boarding house and dormitory management system with a tenant portal, automated billing, utility tracking, QR payments, contracts, reports, and multi-role access.
BoardHub manages the full operation of a boarding house or dormitory, and is also sold as ready-to-deploy source code.
The problem
Boarding house operators run on notebooks, spreadsheets and messaging apps. Rent gets missed, utility splits get argued over, contracts live in a drawer, and the owner has no reliable occupancy or income figure without sitting down and adding it up.
What I built
Tenant records and a tenant portal. So residents can see their own balance and history instead of asking.
Automated rent and utility billing. Recurring charges generated rather than remembered, with utilities apportioned consistently.
QR-based payments. Which matters in a market where bank transfer via QR is the normal way to pay.
Digital contracts. Agreements stored against the tenant record rather than in a filing cabinet.
Occupancy and financial reporting. The numbers an owner actually needs: who is in, what is owed, what came in.
Role-based access. Separate views and permissions for owners, staff and tenants.
The stack
PHP with MySQL and a Tailwind interface. Available as source code in the shop, so you can run it yourself rather than renting it monthly.
